Freedom Family Investments

You can be excellent at real estate and still be pushing the boulder uphill every single day.

If Gary sent you here, you already know how to execute. This page is about the skill nobody teaches: building something that doesn't need you to.

Dani Lynn Robison

There are three things people from this podcast usually want to know first. Here they are.

We built nine companies in-house for one reason: so our investors never have to manage the manager.

One relationship instead of a portfolio of separate operator relationships to track. No capital calls, no equity dilution, no surprise bills.

A projected return is a hope. A fixed return, that's held through 2008 and the recent rate spike, is a structure.

Freedom Notes are real-estate-backed, with a fixed return, open to accredited investors. No day-to-day market-volatility exposure. An annual liquidity option, not a five-to-ten-year lockup.

Needs-Based Real Estate: The things people depend on and pay for no matter the market cycle.

Workforce housing, senior housing, and small industrial bay self-storage for working business owners don't ask permission from the market. Boring and consistent, on purpose.

Eighteen years. Every market condition. Still standing.

Most of the guests you've heard on this podcast are commercial developers, tax-lien and debt specialists, or fund managers running equity deals. I'm Dani Lynn Robison, author of Calm Money Never Panics, and I built something different: a fixed-return, real-estate-backed note for people who've already proven they can make money, and now want a way to keep it working without needing them.

Eighteen years. Multiple market cycles, including 2008 and the recent rate spike. A consistent distribution history throughout.

Here's what that track record is actually built on.

We took one deal from $41 million to $56.5 million in under fifteen months.

$68 million built, 504 doors, across eight properties, all through syndication. Not one deal at a time. Our team has collectively managed over $1 billion in assets and raised more than $250 million in capital, across our full network of partners and operators.

Every operator we work with passes a three-gate vetting scorecard, red, yellow, green, before a dollar moves.

A consistent distribution history through multiple market cycles, including COVID and the rate spike, audited and verified.

Pine Ridge, the deal we nicknamed “Drugs, Thugs and Bugs,” 48 units nobody else wanted. We refinanced it, cashed out our investors, and created $2M in real profit.

As featured on the Massive Passive Cashflow Podcast with Gary Wilson.

Fixed rate refers to the contractually stated interest rate on the note. It does not imply a guaranteed return of principal. All investments carry risk of loss.

Most "Passive" Investors Are Still Doing Active Work

The alternative real estate world sells passivity but often delivers:

  • Sponsor check-ins
  • Capital call surprises
  • Equity upside that depends on execution you don't control
  • Reporting you have to chase down yourself
A lot of "passive" investments just moved the work somewhere you can't see it.

Most "Diversified" Portfolios Are Just a Financial Junk Drawer

Most investors chase diversification across multiple operators and asset classes. Sometimes it's for return. Sometimes it's just trying not to lose money, spreading their eggs across multiple baskets hoping for the best.

Here's the problem: they don't have time to do real due diligence on every deal and every operator. So the “diversified portfolio” becomes a financial junk drawer, a pile of people they never had time to vet, holding money in ways they don't fully understand. That's where the biggest mistakes happen. That's where the most money gets lost.

And even once you've done all that work, understood every structure, every waterfall, every hurdle, you're usually still locked in for five, seven, ten years or longer just to get your own money back. You shouldn't need a PhD in someone else's waterfall, or a decade of patience, just to put your capital to work.

We built Freedom Family Investments to be the diversification, not one more thing to add to the drawer. We're already spread across operators, geographies, and asset classes ourselves, all needs-based, no speculation, balanced for cash flow. We stay the asset manager with step-in rights on every deal. Every operator has to pass our three-gate system before a dollar moves. Every GP partner is required to have skin in the game, full alignment with our investors. And it's the same kind of discipline that family office and institutional capital expect from us.

We're operators ourselves. We don't manage what we don't understand, and we don't ask you to either.

If time is your greatest asset, we're not just taking the due diligence off your plate, we're taking the lockup off it too. Freedom Notes offer an annual liquidity option, not a five-to-ten-year wait to see your own capital again. And if what you're really after is trust, safety, and protection of capital, our track record already proves it: eighteen years, through COVID and the recent rate hike, doing this full time.

Your diversification. Your passive income. Your wealth-building goals. All of it, through one relationship, not a drawer full of people you never had time to vet.

We used to study the greats. Now they study us.

Freedom Notes

A fixed-return note, backed by real estate, open to accredited investors. No capital calls. No equity dilution. No exposure to day-to-day market volatility. An annual liquidity option, not the five-to-ten-year lockups typical of syndications and funds. (Ask about non-accredited investor options.)

You don't need the deal to outperform. You need it to perform as promised.

Real People, Real Outcomes

Retired Teacher

Had $110,000 to invest and $50,000 sitting idle in a life insurance policy. Invested across the Debt Fund, Freedom Notes, and a real estate syndication. Now projected to earn an additional $25,000 a year within 10 years, a safety net alongside Social Security and her pension.

Attorney

Facing the loss of a high-stress, well-paying career at retirement, wanted reliable passive cash flow to maintain his lifestyle. Invested $300,000 in Freedom Notes and a 3-year Liquidity Fund. Began receiving over $40,000 a year in income, paid quarterly, immediately.

Veteran

A reservist planning to retire by 50, previously burned by a failed startup investment. Invested $60,000 in a Freedom syndication, reinvesting all returns at 10% interest. Building toward a retirement fund of $400,000-plus.

Sophisticated Investor

Invested over $1 million, across personal capital and referred family, in just two years. A 50-plus-time syndication investor before finding Freedom, and still chose to move a meaningful share into the Debt Fund, trading equity-market risk for predictable, six-figure passive income.

Business Owner

Built a business, then built alongside it. Invested close to $1 million, now bringing in more than $100,000 a year in passive income, on a handful of hours of involvement a year.

Self-Employed Couple

A self-employed couple whose passive income already outpaces the average US household income after just three years, on track to have more than $1 million invested with Freedom by retirement.

If this sounds like the fit you've been looking for, the next step is one conversation.

This is starting to feel like our new normal.

Over the past several months, people I never expected to hear from have reached out. Nationally recognized celebrities, interested in partnering with us. Fortune 500 CEOs, doing deals alongside us. Capital groups, asking how they can get involved.

A mentor who built a $28 billion platform is now advising me directly.

These moments used to feel exceptional. Now they're normal.

This isn't the exception anymore. It's what this next chapter looks like.
